Diagnostics

You wish to sell your property. The Arêches Immobilier agency team will accompany you at every stage of your transaction. Think of the various obligatory technical diagnoses:

• Mesurage Loi Carrez :

Measurement of the surface area of the dwelling. Only the private parts of a lot in co-ownership are concerned (except garages and cellars). Unlimited validity (unless the property is modified).

• Energy performance :

Classification of the dwelling for energy consumption and greenhouse gas emissions; recommendations for work or equipment. All premises or buildings (housing, commercial premises, offices, etc.) are concerned if they are equipped with a heating system. Sale : Valid for 10 years in, Rental and seasonal rental: valid for 6 years in (mandatory only if occupied > 4 months).
Please note: from 1 January 2011, all property advertisements for sale or rent will have to be accompanied by an energy performance diagnosis (DPE), otherwise the sale will be cancelled or the price revised downwards.

• Asbestos :

Search for materials or products containing asbestos. This applies to all premises or buildings for which the building permit was issued before 01/07/97. Valid for an unlimited period (except if asbestos is detected in the flockings, lagging or false ceilings: periodic inspection every 3 years)

• Lead :

Search for paint or other coatings containing lead. This applies to all dwellings built before 1 January 1949 (and more generally to all properties assigned in whole or in part to residential use). Unlimited validity if no lead or 1 year if lead detected in sale, unlimited validity if no lead or 6 years if lead detected in rental

• Natural and Technological Hazards :

Research into natural risks (earthquakes, floods, avalanches, etc.) or technological risks (factories, etc.). This includes tany type of property, built or unbuilt. Sale : valid for 6 months. Rental : valid for 6 months

• Subject gas:

Research into the hazards presented by the installation (in the private parts of the dwelling). This includes lDwellings with a fixed installation older than 15 years. Sale : validity 3 years

• Electricity object :

Research into the hazards presented by the installation (in the private parts of the dwelling). This includes: ldwellings where the installation is more than 15 years old. Sale : valid for 3 years.
